Contract to Close

SELLER

  • Verify all contract documents are complete. Obtain any missing initials or signatures. 

  • Send introduction/congrats/what to expect email to Sellers

  • Send introduction emails to the title company, lender, the buyer’s agent

  • Complete title company’s agent information form.

  • Obtain entry instructions for the home inspection

  • Provide entry instructions for lender to pass to appraiser for appraisal inspection access

  • Ensure the buyers have submitted the EMD and obtain receipt

  • Input verification of EMD deposit in the compliance file.

  • Track all contingencies, using Google Calendar shared with the agent.

  • Set two agent reminders for contingencies: 3 days and 1 day in advance.

  • Send any addenda and contingency releases to Lender and Title

  • If Sellers Pay: Schedule termite inspection and send report to Agent, Lender and Title

  • Ensure Sellers order HOA or Condo Resale Packet

  • Track delivery and review period of resale documents

  • Obtain utility info and pass to buyer’s agent

  • Follow up with lender on contingencies

  • Coordinate separate seller signing, if desired

  • Check in with lender regarding appraisal, loan commitment and clear to close

  • Schedule key exchange and final walk-through with all parties

  • Send confirmation email to sellers with closing appointment details

  • Order Home Warranty, if needed

  • Send Seller closing info email with overview of what to expect at closing and how to prepare home for final walk-through

  • Obtain ALTA for agent review

  • Ensure broker compliance file is complete and approved for commission.

  • Complete greensheet/commission instructions if needed

  • Confirm that the DA is sent to the title company to ensure that the agent is paid at settlement (DC/MD) or Send check instructions to Title company

  • Obtain Final ALTA and input in broker compliance file

  • If rent back applies, coordinate all details accordingly

Contract to Close

BUYER

  • Verify all contract documents are complete. Obtain any missing initials or signatures. 

  • Send introduction/congrats/what to expect email to Buyers

  • Send introduction emails to the title company, lender, the listing agent

  • Complete title company’s agent information form.

  • Ensure the buyers have the EMD instructions and verify deposit.

  • Input verification of EMD deposit in the compliance file.

  • Confirm home inspection time/access with listing agent.

  • Track all contingencies, using Google Calendar shared with the agent.

  • Set two agent reminders for contingencies: 3 days and 1 day in advance.

  • Send any addenda and contingency releases to Lender and Title

  • Schedule termite inspection and send report to Agent, Lender and Title. 

  • Order Home Warranty, if needed 

  • Correspond with the lender regarding appraisal, loan commitment and clear to close 

  • Track delivery and review period of resale documents

  • Obtain utility info for Buyer

  • Send reminders for closing email with utility instructions 

  • Ensure your Buyer has instructions for submitting funds to close.

  • Obtain ALTA for agent review

  • Confirm that the ALTA/CD is sent to the buyer.

  • Schedule closing time and location and send notifications to all parties with details

  • Schedule key exchange and final walk-through with all parties

  • Ensure broker compliance file is complete and approved for commission.

  • Complete greensheet/commission instructions, if needed 

  • Confirm that the DA/commission instructions is sent to the title company to ensure that the agent is paid at settlement (DC/MD) or Send check instructions to Title company

  • Obtain Final ALTA and input in broker compliance file

Agent Responsibilities

  • Perform all "Agent Duties"

  • Ratification of initial contract/addenda

  • Deliver escrow, if needed

  • Schedule, attend and provide access for your buyer's home inspection.

  • Handle all negotiations, including repairs or any changes to the contract

  • Answer client's contract related questions

  • Provide verbiage for any addenda needed throughout the transaction.

  • Review ALTA

  • Attend settlement

  • Lockbox removal
